Our services include performing site reconnaissance and statistical random sampling for both market-rate and for-rent wood-framed multifamily building exterior elevated elements, ensuring compliance with state regulations.

  • Inspection Compliance: We provide visual investigations for deficiencies (structural and waterproofing assembly) of exterior elevated elements, ensuring compliance with SB326/SB721 before the January 1, 2025, deadline and every nine years thereafter.
  • Statistical Sampling: For market-rate housing and common interest communities, we conduct complex sampling that yields 95% confidence with ±5% variance. For-rent (apartments) sampling comprises a minimum of 15%.
  • Comprehensive Reports: Our reports categorize deficiencies into five categories (life-safety, 1-year, 3-year, 5-year, or 10-years) and provide specific recommendations. Communities are required to address life-safety deficiencies, while other deficiencies are at their discretion, helping to inform reserve studies and future capital improvement plans.
  • Minimized Disruption: We coordinate investigations with community representatives to minimize on-site disruption and present our reports upon completion.
